2. Pricing Correctly Is Essential

Today’s buyers are well-informed — and quick to move on if your price isn’t right. The reality is, nearly 1 in 5 listings saw price reductions this May (see map below). Why? Some sellers still have unrealistic expectations.

The negotiation tables have turned. Nearly 44.4% of sellers gave concessions in March 2025 — a near-record number. That includes credits, repair costs, and rate buy-downs.
